As an investor I would always go for front line beach with the best sea views you can get for your money. If this means you have to buy the penthouse then go for it. Whatever the price these best units will always be in demand and will appreciate faster.

If you can't afford it go for the best sea view within your budget.

Hi Thomas, I am in the same boat as you. I'm still not quite sure which appartments I have the choice of.

As regards rental, I had thought that the rental returns in the first 2 or 3 years offered by the Best Western Hotel Group weren't that great. From some research I have done, rooms are let for between 50 and out 120 euros per night depending upon time of year.

On average we know the return is about 10% of the purchase price averaged out over the 5 years. I googled some property rental companies in Eqypt and the main one I came up with is Uncoveredegypt . I emailed Amanda there and she commented that she always advises her customers to expect an average of 12 weeks rental with an approx return of 8%, so she said 10% on average is good. That said, she also remarked as some other posters have stated before that the purchase price actually includes an allowance for the 5 year rental.

In my mind, to buy a 2 bedroomed appartment in a luxury resort for around £30 - £35k doesnt seem bad at all.

I know alot of agents in other areas comment that Marsa Alam is very underdeveloped but that does not worry me. I think now is the time to buy.

Benidorm in Spain was once an unassuming fishing village in the 1960's, look at it now. Ok, admittedly, I wouldn't want Marsa Alam to be over developed but I think we are going in at the right time. 5 - 10 years and fingers crossed we should have a nice holiday resort with regular low cost flights

what do people think is the best value in development , as new comer i still trying to decide. hotel has 4 floors (G,1,2,3) two bed apartments have 3 floors(G,1,2) , even though raised 2.5m above level of hotel, cant see where you might get a sea view from in the two beds, as an investment what do people think ?considering rental for 5 years from apartment's taken in to account.would people save money on penthouse and get middle apartment(maybe easier to sell later on) since no views or would there be better appriciation on penthouse.
any answer's or thoughts would be apprieciated folk's from novice to professional's!

I think you should go to highest floor as it give you the best view ever and you have to go and visit the area by your self to have the real feelings and ideas that make you take a clear and sure decision

Penthouse is best choice but why don't you come and have a look in hurghada and marsa alam first and then decide

Thanks for the quick response - not too sure how to use these forums - so forgive me if I do something wrong!

The suites in this development are at the beach front side of the development - the two beds are at the back of the development - being built 2.5 metres higher - hence Penthouse should have views over the whole resort. Only problem is my budget - the penthouses are E60000. I can get a garden apart for E50000 but obviously no sea view. Or I can go for a one bed - with possibly sea views for a bit less. What do you think IYHO? The apartments guarantee a 10% rental income for 5 years - so they seem the less risky approach.

Hi Billy and welcome to the forum. My advice would be to go for the best that you can afford without overstretching your budget, and also go for somewhere you would like to go on holiday yourself. Everyone has different tastes and there are apartments on this resort to suit all tastes so you can't go far wrong with whatever you choose. Hope that helps.
