price lists

Has anyone received the price lists for the 2 bedroom apartments? They are not on the pre-launch price list I have been sent.

Hi,

there are no price lists for 2 beds apartments as for hotel apartments.
See the Investment guide page 17 for the general plan and then pages 22 and 23 - for exact spec and plans of apartments.
Thats how I understand it anyway..........

I think it looks fantastic! The only thing I'm wary about is resale as the resort is huge, I guess there could be lots of apartments for sale at the same time.

What do you think Ted?

Even more then will be in Hurghada or Sharm if it will come to that.

just was in Marsa Alama my friends day efore yesterday, I can say its still so calm nothing to do, empty and so boring in the evening nothing to do and even port Galb was ghost town :(

Hi George - there is alot to do onsite of this new development. If all the units sell which Im sure they will it will be buzzing Im sure.

Hey, guys,

It is a bit of work to go through all that material and to understand all the plans and to make a choice.
Now I regret every minute I was hesitating and not paying the deposit. Could have been on the very top of the list....................

Hi Ted yes been through all the plans and info and have narrowed it down to about 12 that I like. My phone call is on the thursday (2nd day) at 2.00pm so I should be about the 40th call (apparently they make 30 a day).

When is your call??? I am not sure how many apartments to single out since not everyone called is going to want a middle one like me so ive no idea how many before me that will be going for middle.

Its really hard to pick just looking at a picture cause you cant get a feel for the views etc!!

Hi Samui13 - Yes it is difficult trying to imagine your view from the plans. I've narrowed my favourites down to 10 and will be pleased if I get any one of them really. My call is 9.15am on 27 March.

i have phone call 1st april 115pm, long way down, are they calling people saturday and sunday aswell anybody know ? looking at penthouse option if there are any ones left ,any feed back on what most people are going for?

Hi KC, you should definately get one of your ten I think if there are only 30 calls the day before (not everyone will go for the same apartment as you). Are you going for middle apartment, ground or penthouse?

Was meant to be middle apartment, but now inkling more towards one of the suites - anyway my top 10 has a bit of a mixture of both and I'll be happy with any of them - too many to choose a definite favourite!!

30 a day - yeah, thats a lot.
My call is sometime on 27. Don't have it in front of me now.

It is off plan so difficult to judge anyway.
But I want sea views. So, hopefully will get one with.

My call is on 27th at 11.15. I'm hoping for an end apartment. I've chosen 5 but better choose some more incase I'm not successful.

Freehold Status


I understand that the development is freehold - is that correct?
As an owner, will I own the freehold to the appartment?
How does the developer define freehold in this development?

Appartment Location

I reserved a 2 bed-roomed Middle appartment. On page 22 of the guide, it refers to these as 'D'. What does the D refer to? The buildings are E,F,G? but on the second spreadhsheet sent to us 'Hotel D' is mentionned in the excel workbook?

Given that these apartments are located away from the sea, id like to try and get something near the main pool, maybe facing the pool, but then I don't know if that would make it too noisey!

Finance

Staged Payments

Are you able to confirm roughly what month/year each stage payment is due? This will enable me to plan my finances

Loan
When would the mortgage payments be due ie month/year?
I calculated that the payments on a 24,000 euro loan should average out at 5,400 euros per annum
ie
Year 1 - 4,000 capital + 2,400 interest
Year 2 - 4,000 capital + 2,000 interest
Year 3 - 4,000 capital + 1,600 interest
Year 4 - 4,000 capital + 1,200 interest
Year 5 - 4,000 capital + 800 interest
Year 6 - 4,000 capital + 600 interest

Sub Totals 24,000 8,400 = 32,400/6 = 5,400 fixed payment per annum


I may be interested in the mortgage option,which seems more like a basic loan. I am bit confused as to the location of the appts designated for loan purposes. I'll have to ring you to discuss.

Maintenance Charges

What is the maximum % uplift to the maintenance charge of 50 euros a month if applicable?
I realise this will be covered if using the rental guarantee but after that?

Rental Guarantee

Is rental taxed at source by Best Western or will I have to declare it afterwards?
From the tax breaks, the tax rate would be 15% of 50% of the gross income. Can I ofset the cost of the mortgage for the other 50% of the tax due?

In the case of taking up the mortgage, will rental still be paid to me directly?

hi all
what do people think is the best value in development , as new comer i still trying to decide. hotel has 4 floors (G,1,2,3) two bed apartments have 3 floors(G,1,2) , even though raised 2.5m above level of hotel, cant see where you might get a sea view from in the two beds, as an investment what do people think ?considering rental for 5 years from apartment's taken in to account.would people save money on penthouse and get middle apartment(maybe easier to sell later on) since no views or would there be better appriciation on penthouse.
any answer's or thoughts would be apprieciated folk's from novice to professional's!
