Just to expand on what Innessa is saying about the wall being moved we did the same for the kitchen below as you can see in the photos. It isn't a lot of work but the problems arise when you try to retile the kitchen area/walls and the developers/builders get upset, but it can be done it just takes some organising and sweet talking to the builders for new tiles. :)

Welcome here and there. If you are interesting I aslo can posted some photoes from our appartment in Q2T3 as well. And next week I get quotation for air conditioners with terms and prices. New subject for discussions here :)

I can't say anything now about deposit ans final balance, will check everything with the seller. Under terms I mean installation, warranty, servicing, discounts for purchase of, for example, 2 -3 AC at once and for "wholesale" purchase if there are some owners who also would like to make the deal with this seller. I also do not know anything about brands he offers and which is better for Egypt.

I have been silently looking at this thread for the last year and i have just decieded to join i think there has been some excellent information from individuals and i would like to thank you for this. i have invested in a type 3 in Q3 apartment. I visited the development last November and i was showm around by the developer i was told there were some changes to downtown area the shops ect will be at the entrance of the development has anyone else heard this?

Hello all,
We have just returned from a site visit to Makadi accompanied by the excellent Sara from the Sun Homes office in Hurghada. We purchased a T3 top floor unit in Q1 S5 B3 103 - any near neighbours out there? Must admit that until now we had no real idea how we would get to our front door, now we have steps (maybe too many!) but the appeal of this development for us is the open aspect front and back and no walk along dark internal corridors as in some developments. Sara also took us to check quality/style of the furniture Sun Homes will provide; as space will be limited, all will be manufactured to size for the Makadi units. Delivery of our apartment will be by June but it is hard to envisage occupancy until landscaping done and transport in place and this does not seem likely until the end of the year. Yes?

We too have heard that Orascom are planning to site the commercial area by the main entrance. We wish they would appreciate how owners like to be kept informed. I have emailed them for "the news", more in hope than expectation!

Do you mean at the front,as in before you enter the complex. To my mind this would alter Makadi entirely. My guess is they could then infill the area ,originally marked for the downtown area with more apartments ,ie more money less space. This will drastically change the feel of the complex .Would you then have to go out of the front entrance to shop or swim, and would the shops and pools be open to anyone passing by.
Please someone tell me i'm completely wrong in my assumption.

We are not far away, strip 6 (you go past it to get to your block).
We are out in July for 18 nights (staying in our other apartment at British Resort) so hopefully we can arrange our furniture then, and get the keys!

Everyone is now talking about their kitchens and air conditioning but what about the other finishing touches to consider. At British Resort we had to buy and have fitted fans in the kitchen and bathroom and a water heater for the bathroom, not fogetting the curtain tracks. It would be very helpful if they were all fitted before the furniture is put in place.

What light fittings are going to be fitted? I suppose a basic lampholder will be provided and then it will be up to you to select and fit what you require. There are plenty of lighting shops in Sekalla.

Our understanding is that only the shops will be moved to the area outside the development i.e. the area we thought was planned for a hospital and school. The change is aimed at providing a more relaxing environment for the leisure area. But Orascom need to confirm. The pool is planned for completion in November 2011 and will therefore not be in place for Q1 & Q2.

Steve, Christine, hello! Yes, there will be extra spending as only the shower tray, toilet and washbasin included in the purchase price. Also the charge for a snagging inspection if you cannot do this yourself.

Who has said that the development is changing?

Where has this information come from?

Some individuals may have bought on the development based on facilities being within the compound, for example people who may have mobility/disability issues may have taken the location of the facilities into consideration, those facilities being the shops and convenience stores etc. something as fundamental as a change of design to the layout of the town centre should have had some form of consultation with owners and I would have expected the agents from whom we have purchased to have informed us of Orascom's change of plans. Anybody heard from them?

I think it is abundantly clear that us owners are simply the provider of funds for the developer to do what they want with them. If the change of plans occur without any discussion then it seems that Alan Cockayne is right and an Owners Association probably needs to be formed to look after our interests rather sharpish.

Dear Steve and Christine.

There is no central hot water supply in the appartment and we need to buy electic water heater. All connections (piping and electricity) for such electric heater are provided in particular place in the bathroom. All you need for hot water in shower and in the sink in the bathroom and in the kitchen is to purchase electric water heater and install it.

I do not know for sure about fans for bathroom and kitchen (havn't seen any holes and power supply, just normal windows) but we'll have everything ready for installation AC in rooms
