I just didn't want to be the stereotypical greedy landlord because I know how it hurts actual people.
I actually rented out first in April 2007 for 36k, but that previous tenant left after Nakheel took four months to fix a leaky ceiling and still didn't fix it. That tenant stuck around for only six months and I gave her the remaining two cheques (out of four) back when she left out of frustration. I kept the studio empty for 3 months to get that issue fixed, then rented it out in Jan 2008 for 39k and three cheques.
Funny part was one person tried to bargain with me even then, and I told them I'll come down to 38k in two days if no one took it for 39k. And then someone took it for 39k. Haha!
