geb73 tread with caution.fuel prices etc is killing some resorts, i can only speak of didim. the last two seasons are getting quieter,

A fairly quiet area of Didim located behind the Police Station, and 5-10 minutes walk to ‘Dolunay Beach' (fomerly known as second beach). Property prices in this area reflect its location, within walking distance to the various bars and restaurants, that come to life in the evenings.

Yeşilkent
Yeşil in Turkish means green, and this is definitely one of our greenest areas. A village within a town set just around the coast from Altinkum, Yeşilkent is very popular with the ex-pat community who have made Didim their permanent home. With sympathetic architecture, and unspoilt scenery, this is considered to be an Elite area of Didim.Most properties in this area are Villas with their own gardens, some having pools though as Yeşilkent has its own fabulous beach, a private pool is not a necessity.

Yenihisar
Yenihisar means ‘Newcastle'. This is the old town now known as ‘Didim'. The infamous Saturday market is located in the old quarter of the town where you can buy almost everything from grapes to goats. There are a lot of new properties being built, these are larger than those in the resort area, as they are built with the family in mind. Central for everything, yet only a short bus ride into the resort itself.

Mavişehir
Blue Town' aptly named as it sits on the edge of the Aegean Sea. In an idyllic location between the Temple of Apollon and Didims latest tourist attraction the ‘Aqua Park', Mavişehir boasts numerous sandy beaches and coves. Once only known to Turkish holidaymakers, it is fast becoming popular with foreign residents wishing to re-locate.

Yenimahalle
Roughly translates as new neighbourhood, and that exactly what this is. The fastest growing residential area of Didim. Popular with both local and foreign residents. In a central location close to all amenities and services, banks and supermarkets on your doorstep – yet only a short stroll into the main resort area. Apartments are on the larger side, and designed for more permanent living.

Efeler
Designed for permanent living, close to schools, creches, supermarkets, and local amenities. Not too far out of the resort (walking distance is about 20-25 minutes),yet far enough to make you feel part of the local community. Apartments and duplexes in this area are very reasonably priced, as well as being slightly larger than the average holiday home.

Some people who have bought in Altinkum and the surrounding area's, have there name adress+ telephone number and map of there house, printed on a business card, then they give them out to all and sundry, WHY..?

Some people post there Turkish adress all over forums. and say when they coming and going, THEY EVEN POST THERE FLİGHT DETAİLS, WHY..?

Is this why so many people are robbed in these area's,?

Why would anyone want to buy in altinkum, according to your bright outlook people will not get their money back or ever be able to get a decent rental revenue from it. To me you sound like a bitter buyer who doesn't know how to market properties so decides to knock the area.

If you're looking for rentals you're going the wrong way about it, according to you we all risk getting robbed.

i stated facts,even the emlek below my apt block has a duplex reduced from £53-00 to £43-00.
new apts near temple £19.000
oh in ege caddesi are 2 good butchers a greengrocer and a large british community, all happy like me,

private arguments aside, I also feel the need to point out that not all about Didim is doom and gloom - yes there are negatives, but that can be said of most areas of the world! and if you read voices newpaper in didim, then I am sure that you will only see the downside, as much of the expat community here seems to thrive on it, just like we do at home! lol we do seem to love a drama! must be why soap operas like gloomy eastenders gets viewers! lol

but there are many positives to buying Didim - least of which is price. If you employ a good emlak who uses only reputable developers, then you should be easily able to find a very reasonably priced property which will not remain half empty for years! and which should be able to be rented easily.

as for renting - I tend to agree with paul-steve - a lot of it depends on how aggressively you market it. But I do notice that penthouse duplexes don't do as well as other properties - namely because they are not as well suited to people with young families or the elderly (safety worries/buggies/ too many steps etc). you must take into consideration who you plan on aiming the property at - otherwise this can affect its rental potential.

If renting is your primary aim, then buy in a development geared towards tourist market - not an individual property on a residential street. Its a lot easier to rent a complex with its own bar, 2 pools, mini market, kids play area etc than just an apt. And don't buy a penthouse duplex, because straight away you have limited your market, because as I already said older renters wont be interested! if you dont consider these things when buying then you can't really blame the area or the market for your inability to rent out regularly!

As for no water? well it happens, and it happens in many many parts of turkey. My mate lives in Fethiye and has had short supply of water last two days. Its a fairly easy problem to solve - when you spend tens of thousands on a property, splash out (pardon the pun) and spend another few hundred on an emergency tank! problem solved!

whats the point?

what would be the point of doom and gloom? afterall we are in the property business, it has its highs as well as its lows. ok so we're not selling as much as recent years, but I dount any sensible agent beleived that it would continue for ever? (ok, so maybe those ones who aren't really agents at all and are really guys working in a bar, who has a friend of a friend who has a property to sell! :D )

anyway, things aren't as good as before, but for those of us with a good reputation, the sales are still there to be made. We'll ride out this 'blip' in the market (I'm being as optimistic as always!) and then we'll be back to business as usual.

But for all of those buyers who do still have money to spend, and aren't afraid to part with it because of the doom and gloom projections for the UK economy, well for those peole this is the time to buy. It is def a buyers market - with a decent agent, and a bit of haggling there are some fantastic bargains to be had. We got a £10,000 discount on a duplex for a customer only last week. Now is the time to buy if you can afford to (or can you afford not to? depends on your viewpoint!). And if you have an agent who is not actively looking to get a bargain for you, then you have the wrong agent!:)

As for cryptic messages? well TH4S - I think you tell more about your character by even asking that!!! lol :D

no idea why you can't pm me (ohh err!):D but for some reason I cannot access my profile to check settings - perhaps why pm can't get through?

like you we are still regularly selling to Turkish buyers, but they are a lot more savvy when buying than the foreign investor/buyer. They do not judge the price of a property based upon prices at home, therefore they do not pay the kinds of prices that some developers ask. And this is most prob why so many buildings have empty units - greedy developers! but . When I said we are not selling as much as in recent years, I meant to foreign buyers who are prepared to pay higher prices and want to be in more, shall we say, 'tourist' orientated complexes. Luckily the turks are looking for a more practical second or third (or in some cases first) home. thank god for the 'home' market - it is what we make our bread and butter on, and this is what will keep us going now that the overseas buyers are fewer.

thank god that turkey herald has started singing - was getting fed up of telling every second person not to panic! was thinking of getting a tee-shirt printed with 'Don't panic, you will be able to buy again soon' printed on! lol :)

At the end of the day, if you cannot sell to Turks and get a good reputation doing that, and keep your business going, then you really shouldn't be selling to foreigners - IMO only of course. Feel free to disagree again, you little trouble maker! lol another peep out of you and you'l be sent to stand in the corner facing the wall! :D

It is the time to buy ....
We have all had a very quiet time since New year...but this month has seen a turn around......we have sold out of all our own villas bar one (just one left for sale so priced to clear....roll up roll up, lol).
The clever investors are coming...and a lot of them are 'foreign' Turks and non-British markets.

Turkey's rental market shows promising signs

Turkey's property rental market received a vote of confidence based upon data from leading holiday rental site this week. The internet based lettings site analysed demand for rental property across the 112 countries where they advertise property to let, and Turkey came in 7th amongst those countries. Of all the 'emerging markets' Turkey lead the way, even coming in above some of the long standing tourist destinations, including the Balearics, Canary Islands and South Africa.

The report offers a considerable boost to investors in property in Turkey, vindicating their confidence in the market. 'Given the still relatively low availability of low-cost flights to Turkey, the property rental market is still very much a developing one,This report does however show that rental demand is developing and the market is most definitely heading in the right direction.
