France prices falling? (low activity in market)

Before I forget, anybody wishing to work selling advertising space to estate agencies - please email me on french-property-sale.eu . It may be easier than being an agent commericale in the next few years.

We have friends who may be interested in property in the Cognac, La Rochelle, general north of Bordeaux region - does anyone have any experience/information regarding property prices in those areas?

Update on French prices

Hi, just thought I would post a 2011 update to my posts in 2008. The economic situation in Ireland has had a serious impact on the numbers traveling to view and purchase in France. My experience over the last year of visiting France is that I now only meet property owners traveling over and I have not met one person going over to look for property. I have a friend of mine who is a builder in the Aude area. Last week while talking to him, he told me that he had just sold a two story three bedroom detached house south of Carcassonne, but after a selling period of three months! He felt that that was a long wait. Since he built our house in 2007, he has not sold not one house to foreign buyers. All his clients are French. Prices did fall by about 5% in 2008/9 but it appears that they are stable now and although not rising they are not falling either. A simple fact that I have come to understand is that property that appeals to the local French market is doing ok in the sales area.the type of property that is not selling appears to be the renovated properties that are typically renovated over years by "expats". It is probably understandable that these sellers are trying to recoup some of their investment however a local estate agent told me that they price these properties at unrealistically high prices. These properties are taking a long time to move. Perhaps the main advice I would give to buyers in France is to seriously consider the purchase of new build properties in areas where the local French are buying.
I hope to move more permanently to France in the next year and am glad that I chose this new build route. Apart from wonderful neighbors I have the long term possibility of easy sale , should I ever need to consider it.

Dave, I'm absolutely sure you're right (your post no. 48 above). Our house was valued optimistically high by several agencies specialising in selling to Brits, and much lower by local French agents. Naturally, we tried the optimistic route first - but three months later, not even one enquiry or visit. I agree, the best chance seems to be to sell to French at the moment. The weak pound won't encourage Brits to buy here. :banghead:

Yes, Market is falling in France. I feel its good time to buy a property, as we can buy at a lesser rate and once the market blooms, we can sell at a higher rate Its good time to invest
