Progress Report
Hello Fellow Sungaters & Breezers
We are back about 2 weeks now from our inspection trip but I’m only getting around to writing up about it now. I’m glad to be able to say that the apartments really do exist and well on their way to being finished
We visited our apartment with Mohamed Salah from Orbit and signed for it the same day as, by and large, it was all acceptable. However on returning a few days later when less rushed, we discovered some other faults that we weren’t happy about and have passed these on as a snagging list (with photos) to our lawyer. I am confident that all will be put right as Mr Salah told me that even when we take possession if we have anything we are unhappy about, he would have it fixed.
The living area of the 1 bedroom apartment looks great and is very spacious. The highly glossed floor tiles give it a very upmarket feel. The kitchen area and bathroom seem small but on the plus side, the balcony (also tiled as the living area) is like an additional room. Totally big enough to take a table, 4 chairs, a 2-seater sofa and a storage cabinet. With the right design, incorporating a breakfast bar, the kitchen will be fine, though I personally don’t like the wall tiles. Perhaps it’s because you can see so much of them. Once the units are installed, you’ll only be able to see from the worktop to the bottom of the wall cupboards. One big feature of the bathroom is the shower panel – it looks like a futuristic, sci-fi toothbrush with nozzles everywhere
Although the apartment itself is by and large ready, the corridors are still like a building site with no lifts so it’s quite a way of being able to access with furnishings. We were able to visit an apartment in Ocean Breeze which is being furnished and has the lifts in operation. There is still a bit of tidying up to do here as well though.
On the matter of furnishing, we have been offered packages from Sunny Lifestyle and Ofalex. We took a trip around 5 different kitchen and furnishing stores in Hurghada and the style and quality is superb. It’s also an awful lot cheaper. We will probably go back in August and do it ourselves.
Outside, the 3 pools have water in them and the middle one will be heated. Planting is going on and lawns seeded and being watered. I asked Mr Salah when he though we would see sun loungers and umbrellas around the pools an he said May 1st as he had “armies of men” to finish it off. I can’t see it! They are hoping to start charging the maintenance fee from then but I’ve been assured that we won’t start paying until the common areas are totally finished. The maintenance fee is €1.2 per sq m per month.
There have been some changes to the overall layout with the addition of a very large reception block between the Ocean Breeze apartments and Sungate. There is a connecting bridge on the 3rd floor between the reception and Sungate. At the beach end they have built a mock Roman type amphitheatre for entertainment. It also seems that they are concentrating on the Sungate Hotel to get it finished before moving onto the Ocean Breeze Hotel.
During the time we were there, we stayed at the Palm Beach Piazza apartments situated beside the main entrance Piazza. It was extremely quiet with mostly security and maintenance people on the ground. Apparently it had been extremely busy but after the “weekend revolution” most people headed home. Russia stopped all flights to Hurghada and these were only resuming as we were leaving. In the Sahl Hasheesh town itself, the Premier Romance hotel had been fully functioning with 4 restaurants below it but it closed when the people left. The Premier Le Reve however was totally functioning with loads of guests. It’s very close to Sungate and well worth a visit. The reception is spectacular and the sun beds on the beach are 4 posters! The standard of hotels and the buildings will be quite magnificent with a 7 star hotel and casino development scheduled to be between Le Reve and us. We were told that work on one of the golf courses is continuing and we could see some evidence of a couple of luscious green rolling hills in the distance but have no idea how far on it is.
All in all, we’re still convinced that this will be a beautiful development in a magnificent resort. We hope to be able to have our first holiday in our finished and furnished apartment in October of this year.
