Hi All,

I felt I had better post a reply here as some of the facts stated on this threat are simply incorrect. I particular Steve's post...

I am a director of Black Sigma Ltd (trading as Colour Investments) and we are the exclusive agents for this pre-release of Blue Sea Bay in Makadi Bay. I think the above statement about "Sigma properties" has come from a simple mistake regarding similar names... There is a company called "Sigma properties" that develops in Egypt but that IS NOT US.

The developer for this project is indeed Orascum and I am able to send over the floor plans, Unit types, Full due diligence including land title check, ownership check and planning permissions for any client who would like more information. Please just contact me at "nick @ colourinvestments . com" for a copy.

I agree of BUYER BEWARE for any development you buy into abroad which is why we first started our company a couple of years ago. We are professional property sourcers and we carry out full due diligence before we offer out any project to protect buyers.

Anyway hopefully that has set the record straight on the above points, if anyone would like advice on buying in Egypt either in this resort or any other I'd be happy to chat to you completely free and impartially of course. Alternatively just post on here and I'll post back now I'm a member...

Not sure where to stay in Makadi ???!!! Have got friends in Hurghada and was going to rent in their block - but now you've got me thinking - might be good idea to may be consider a week in Makadi instead ???!!!

I,v never been to the Makadi area so i,m not to sure what the hotels are like. But I will start looking at some hotels in that area nearer the time

I did a three trips down to this area recently to check out the snorkelling and shore diving. Living in El Gouna for the past six years we have great dive sites but they are all accessed by boat and you really need to go south of Hurghada to Sharm el Naga and further for decent shore diving.

The first trip we went to Soma Bay. There are some beautiful hotels along here and Orca Dive Center has a long jetty out to a beautiful reef. We just parked our car and walked to the end with snorkelling equipment and jumped in. Not sure if we should have paid anything! If you are diving they have buggies to transport you and your equipment along the jetty.

The next two times we visited friends who bought an apartment in Makadi Bay adjoining the Stella Resort. It was interesting to see another development and this has been completed for around ten years. Most of the apartments looked like they had never been occupied and it was definately constructed before the high European standards came in with unsightly pipes and electric cables on the outside of the building. Our friends had also experienced a pipe burst which left their apartment mouldy and all the plaster covered in white deposits. Really made me appreciate El Gouna! And always turn off your water when your apartment is unoccupied.

Wasn't so keen on Makadi Bay which has around 14 hotels. It was very busy with lines upon lines on sun shades. The first time we went snorkelling in from the Stella Resort jetty which after a very long swim of around 25 minutes we came to a beautiful reef. Second visit we used the Sol Y Mar jetty. The reef here is very shallow but plenty of marine life.

Security is quite strict getting into the hotels at Makadi bay. Our friend had a massage business there for many years before moving the business to El Gouna so knew some of the guards. We just said we were going to the dive centers.

You definately need a car in this area. However, it is a very short drive to Senzo Mall and Spinneys supermarket. It took around one hour to drive to El Gouna on the desert road avoiding Hurghada.

:wavey: - Thanks for that brilliant info !!! Think You are SOOOOO lucky to be able to live in El Gouna - stayed there in January and absolutely LOVED it !!! Great place to be !!! Will keep all your info in mind with regards to Makadi Bay - and guess will be doing a lot of walking initially by the sounds of things :) !!!

Hi , I stayed at the seagull hotel , right snap bang in the middle of everything , clean and tidy , was good enough for the week with shopping and trips to sort out electric , lawyers and so on .Paid £100 for week on an all inclusive which we used for breakfast and dinner after a long day shopping but ate out some nights as an abundance of places to eat on your door step on Sheraton:wavey: Road, hope this helps

True could not say about the hotels up there as i just get a taxi from oasis up to makadi :wavey:
I am sure someone will have stayed up there and be able help

Hi everyone, wow lots of posts since i went on holiday. Have loved catching up. Nice to see other people who have bought from GDI. Makes me feel much happier about things now. Not that I was worried but just makes me feel better. Soooo exciting to read all the chat. My partner is in Hurghada now and hopefully will come back armed with photos. I too would love to visit in January. All depends on work committments. But hey will try my best to join you all if thats ok. :wavey:

Hi every one, Returned from makadi bay 25,6,10.went to see exactly what we are buying. As a reply to jjoneedge we to are buying from GDI thru stefan and using tarek fathalla as our lawyer over there.We met him when we took the power of attorney to him in person, nice enough bloke.Our contract which we sent by courier from england was still in cairo so tarek had it posted to him. I had not sent the last 3 pages didnt think they were relevant :embarassed: but signed those and every page for tarek to take to the court. His office took a bit of finding round the back of the starfish restaurant 5th floor but got there in the end.Visited the site a bit farther away from the sea than was told about 2.5 km 1km is as near as it gets when the whole development is finished. still not a bad walk in 40 degrees of heat:nurse:. Q3 not started yet but Q1, Q2 well under way. if its as good as it looks in the brochure wow. Start to twitch now and again having seen homes from hell hope this dosnt apply to us as orascom is a trusted developer iv'e been told. Any way we done it now. Anything i can help with i will try. so bye for now. Will post some photos when i work out how to. Cecil.
Hi Cecil, Just back from holiday and read your post. Nice to join you in buying from GDI. Look forward with great anticipation to looking at the photos. Hey I also had not sent the last three pages for the same reason DOH :D My partner out in Hurghada now and going to view Makadi so looking forward to more photos. Its soooo cool isnt it. :wavey: - Hi everyone - just here for a quick question after spending all afternoon in Milton Keynes sorting my apostille out ! Will be sending my contract and POA to Tarek soon ! Just wondering which is the safest way to send the papers ??? Want to be sure that they'll get there ok !!! - By the way met a really nice guy at the legalization office who knows Makadi Bay quite well ! He went out swimming and found himself surrounded by sea snakes he said ! Couldn't tell me if they bite as he got out of water VERY quickly lol . ...... Anyway any suggestions re posting papers will be greatly received .... Thanks ... Until soon x

Hello, just like to say that the whole POA process seems to take an awful long time! We posted our contract to Tarek in October; he informed us that the matter was going before the courts on 3 May 2010. But 10 weeks on we are still awaiting for the return of the papers. No reason for hurry, just hoping matters have not gone awry!

Hi Jellyfish. I used Parcel2go.com. Took three days but was £35.00. Hope this helps. If you want to be a courier can I be a Lawyer please:)

Hi , WE USED DHL but check out on the internet as was cheaper, cost 48 pounds to send to Cairo , but then I also knew a few that had to send, so we sent together , they sent me their contracts by uk post , and then we split the cost three ways so worked out cheaper , maybe worth thinking about .:dancing::dancing:

I used the post office to send mine by recorded delivery it took 4 days, but it only cost me £6 and arrived safe and sound.
