The maintenance payment is due almost 1 year prior to delivery of the apartments. I severyone paying this as per schedule? Is it wise to ask for this to be delayed until delivery?

If its in our contracts then I cant see any way we can ask not to pay it. Our solicitors must have been happy with that clause in our contracts or surely they would have asked to have it removed. I also think it might be the norm in any develoment in Egypt, plus it might be Orascoms way of makeing sure every one pays, so there we will be money in the kitty for when things do start to need maintaning, and its only a one off payment after all. Bit of advise. I would look in your contract to see what would happen if you did refuse to pay, you could land up loseing your apartment. As far as I can see Orascom are keeping their side of the bargain so I think we should keep ours.

Its ok Glenn I thought I was on my own, in my case though Orascom spelt my name wrong in Arabic so my solicitor is now sorting it out, i,v been waiting since last June. Try contacting your agent / solicitor to ask why its takeing so long. Also just wondering if anyone is interested in starting some sort of an investers association so we could find out from Orascom when and what the maintanece is being used for.

Hi Rumbaba,
Mine is due as well and I will be arranging it soon. From what I know dealing with maintenance payments I think getting this half way through is a good idea, then it is got in and paid. I am happy with this, as I know first hand dealing with maintenance what it can be like getting payments in after or yearly from 100% of owners. This was one of my major area's of questioning when buying in Makadi how the payments were going to be got.

If this is to be a 1 off payment and interest is required then this should give it a chance to build up as well.

The fact that it is contracted half way through will ensure maintenance is paid and all of us need payments in by everyone, in theory this should work.

On another note, the building is looking fantastic in the latest updates.

Thanks Maggie My brief just got back to me and said should be back by end of month. So i`ll have to be patiant.
I think the investors association could well be a good idea. It could save Orascom a lot of time answering individual questions and also a database of information could be formed where members ould be directed to.
