On the surface this looks like a very sensible idea for many but there are pitfalls and issues which need to be addressed if your project is to be successful. Like what Ron0 said, you need to hire a really good and honest contractor. I think most problems arise when they have hired someone not taking the job seriously. Do some research too. Ask people around whether the land where you will build is a good residential place.

I agree that with the price of residential properties around the world increasing day by day, buying land has become a more viable option. However, it is true that building your dream home on a plot of land too is a highly intimidating task today. Reasons are numerous.

From my personal experience, the biggest issue can be neighboring plot owners encroaching upon your land, especially when you haven’t yet started the construction work. You may find it even more difficult to settle the score with the intruders if you are new to all this and there is no one to support you. And once you have sorted out the dispute, other issues will begin to surface. The inability to find a practiced and reliable contractor, for example. To add to the problems, most contractors today are charging excessively. Also, there are other aspects of construction work to take care of, including approval from the local law, setting a budget, ensuring timely completion of work and many more.

First choose the right location to meet all your wishes and needs, browse the Internet, browse the Internet more, plan a budget, then hire the best professional trustworthy contractor as Ron0 said. I mean, if you plan to build probably you have secured a certain amount of money. Also, you do not build every day and it is important to explore all really good ideas, options and features. The worst is to spend money on such big things and be disappointed after all.

In addition to the points already raised above, i would say "expect the unexpected"!

With any build, no matter how well planned or how expert the building team, you can pretty much guarantee you will go over your budget and your estimated time frame. You should always allow a 10% contingency budget for unforeseen problems that may crop up.

Also, keep on top of the team you work with. Be a visible presence on site so that you can answer questions and resolve problems at they arise (which will save you both time and money). Or if you really can't spare the time away from work to be a regular face on site, consider hiring a project manager to really keep on top of things and push everything along.
