Realistic value is around 42-44. Of course there is a good demand but as a process of valuation you have to mind the quality/area/development. All these facts gave our own research department the reason to price it with 40.000 AED through the growing demand you can raise it but 10 or 20 % is not the market growth. Greed is something that makes whole Dubai suffering under far to high rents.
