Hi, I have a flat in London with about 50k in equity does anyone know if its possible to get a mortgage for a property overseas such as Bulgaria etc based on the equity of my UK flat?

In my experience you would be better off releasing the equity or re-mortaging the flat. I think it is worth taking the equity out of the UK and investing in some of these emerging markets such as property in Morocco.
