To buy or not to buy

I wonder if I can get your advice. I have seen a property I like but the advert says cash buyers only - due to fact the vendor wants a quick sale. This is ok as we are cash buyers. The only problem is that there has been a previous insurance claim due to a cracked drain causing a crack in the property. This has now been fixed and a certificate has been provided.

Will this cause any problems regarding insurance or future sale?
