if it's investment purpose, of course studio, buddy. Studio is better, cheaper, easily handled to be purchased/sold, etc.
means more flexible.
that's why studios have more demands. you can tell by looking in difference in the amount (price/sq.foot) the studio is smaller and still more expensive, right? so!??
but that has nothing to do if u wanna have for yourself. i mean, it depends on ur purpose, buddy.

so even i its lightly longer investment say till completion of building it would still hold
