Strange agents in Berlin

I am looking for an apartment in Berlin and had a strange appointment with an agent from True Berlin. I like the place, but want to know if anyone knows this company?? There is no office at the indicated address and I don't know what to do! I really liked the apartment! Has anyone here dealt with them?

Hi,

Yes, I have heard of them and only know that they focus strongly on international clientel. Probably one of the many little start up estate agents which are abundant in Berlin right now.

It is always best when dealing with real estate to not endeavour in adventures, as they can be costly!!

If the property is interesting, I would suggest asking as many questions as needed to convince yourself of the offer. Pass along anything you have, if you like, I would be happy to offer my opinion.

Grund Kapital EUR 300

True-Berlin UG does the sales of land, houses, apartments and rentals.
It has a 'Grund' Capital of no less than EUR 300!
David Ambrosek runs this little company, and his birthday is on the 8th of October.
All this is online available when you Google for their Handels Kammer Nummer which is on their website.

A friend told me that there are a lot of scams going on in Berlin. So the above advise is worth it!

They advertise a lovely development in the Katzbachstraße 18 - not cheap though!

My experience with them confirms the above statements. I was in Berlin a few months ago and had a number of appointments with strange agents. True Berlin was not the only agency that was strange, but the agent turned up 10 minutes late and could not answer any of my questions and seemed to know very little about real estate. Fortunately, the apartment was not interesting, but I decided not to contact them anymore.

I had even worse experiences with agents from Carat24 and Grund and Findus (sp?). Generally, you have to be careful with agents in Berlin!

Thank you all so much for your responses! I had not expected so many useful answers. They somewhat confirm my first thoughts. I didn't know that you can start a company with less than 200 quid!!

I still like the place I visited with the True Berlin agent, but want to be careful. I will post any updates!

Can you recommend any agents who might be helpful?
Looking for a 2 room flat for up to 150000 eur.

The word INSIDER indicates that he probably knows more than we do.

Berlin, like all other big cities, can be risky for the unexperienced. You may want to ask yourself why the owner of an Estate Agency (with an invested capital of only EUR 300) would use an academic title in his ads? Is he trying to impress or intimidate you, so that you take whatever he tells you for the truth and won't check him out?

Thank you for your kind words regarding myself! I very much appreciate that you have perfectly understood my intentions in being in these forums!!

I am in no way the absolute expert in all of these questions and would rather say "I don't know." rather than offer a guess or bs answer. I offer here my experience and trained instincts. Again, thanks to you for "getting that"!

300 Euro for a German UG or 100 GBP for a UK Limited does not really matter.
At the end of the day, it is the intension that counts.
Be careful who you choose.
Unfortunately, I have experienced so many foreigners over here that got stiched by agents, but also by their own greadyness.
Some of the foreigners choose to listen to big promises instead to sound realities.
Berlin is a boiling market, many russians come and pay crasy prices for flats, just
to get their funds out of the country. Bare that in your mind if you choose to buy over here.

Hi all

I have used Jason Thackeray of yourplaceberlin. He is a decent chap.

Also Next Estates Berlin.

Lots of agents are small with little capital invested. They are brokers and don't need big start up capital. So long as you get the actual property properly checked and a lawyer to do required legal due diligence i don't think the economic size of the agent matters.
