property sourcers? yay or nay?

My fellow investors... I'm considering using property sourcers for my next investment.... please assist by answering the questions below ... much appreciated.

1) When are you most likely to use a property sourcer?

2) What attributes do you look for before committing to working with a sourcer?

3) When are you most likely to use a property sourcer?

4) From previous experience what has been the best feature of the sourcing service?

5) In which areas do you find most sourcers incompetent?

My general view on this is that you should use all professional expertise available to you - but only choose firms with a good reputation.

The final decision will come down to you and no matter how much advice you receive, the final decision is down to you. Once you have more experience you will get a gut feeling for individual opportunities which will stand you well for the future. However, never be afraid to listen to the opinion of others - remember that different opinions make a market.
