Prague Central Group guaranteeing 5 per cent profit

apparently the Central Group ,the largest developer in Czech Republic are offering a 5 per cent gain no matter what way the market goes.plus about 7000GBP towards a kitchen!Im looking for something in Prague and theyve offered me a 95 per cent mortgage here aswell.seems credit crunch isnt too tight in some parts of CEE.
