Looking to purchase in Springs/Meadows - What do I need to know?

Looking for a place at the Springs/Meadows. Prices look pretty low (for a villa) compared to an apartment in Dubai Marina/JBR. Is there anything I need to know? (e.g. is there a sewage plant nearby or will the whole thing be razed down in a few months to make way for Jumeirah XXXXX city/gardens/towers)?

Yes, I've heard about the planned carriageway. How will this affect the topography of the community? Which areas are preferable? Which to avoid?
