help understanding property value.

I am looking into property to lease or buy, overseas in Asia, but I don't know a lot about the real estate business. I have found some available properties, but I would like to become more informed about prices. Where would be the appropriate place to start looking if I want to know the going price of commercial property in certain areas, or of certain types? I am considering contacting real estate agents, but I just wanted to get some feedback before I do so.
