Frais de Notaire Fee

Hey All,
any idea on the Notaire fees normally as I found a property with 7% but after asking the immobilier she asked and has said she can get it for 2.5% for me, which is quite a saving. Any ideas? Could i get it lower?

I also found a house for 250k for a 3 bedroom semi detached in a really nice area gated community 10 mins from the beach and a walk to school, shops etc sounds like a good deal any thoughts?

What do you think on the 250k asking price how far lower than that should I offer?

Hi,
The notaire's and registration fees are not negotiable and are in the range of 3% (for a new built) and 7-8% for an old property.
