estate agent vernacular for modernisation???

Hi,

Is anyone an expert / knowledgable in estate agent vernacular? More specifically, what is the cost / how much work is needed when an agent says "modernisation"? The description of the property says structurally sound, roof in good condition but modernisation needed.

Would appreciate to hear anyone's experience who purchased or got an estimate on a property with such a description(needing modernisation) and what the cost of modernising turned out to be? 25k? 25% of total purchase price?

If it's a property in France it could be a number of things. Lead pipes, wood stove, electric upgrade. Maybe it has a turkish toilet? lol... It's hard to say but I think your 25 percent of the purchase price is a good ball park figure to go by. Good luck!
