Conversion of Retail shop into leisure unit

I am interested in buying a property on auction, it is a commercial property (retail shop unit) I would like to turn it into a yoga studio.

Does the property have to be converted to leisure property space? Would this be possible for me?

You need to check with the local town planning office. No one can answer this question in general as these things vary from one council to another.
