Cash for Settlement

Hello
I want to invest in buying some houses and properties I think this is a good investment. Is there any company that can offer or provide cash for settlement for a future investment? Any one share idea much appreciated.

try checking out for bank foreclosures or government property auctions, usually the cash down is only 5%-10% of the value they are selling, you can even haggle the prices but make sure the property is clean or no current occupants/tenants to avoid any headaches in the future as to eviction and legal problems...
