Buying from somebody who has a mortgage

Hi FOlks:

I'm about to sign an MoU to purchase a Villa from somebody who has a mortgage with Tamweel.

I will also be getting mortgage from a local bank here.

I would appreciate if somebody could tell me what the transfer procedure would be in this case.
