Buying a house i Cognac

Hi I am looking at buying a House in the Cognac, Saintes St Jean D Angley area for rental/holiday purposes.
Does anyone know what rents could be expected for a 3 bedroom 1 bathroom property.
Also what property taxes are levied? IE rates ect.
Does France levy Capital Gains tax on non residents when you sell?.
Will I need to lodge a French Tax return if all I do is have a rental property in France?.

I am from Australia and would appreciate any advices that you may have.

A starting point would be to find other rental sites and look for other properties in the same area to see what they are charging for similar facilities.

You will need to pay taxe d'habitation and taxe fonciere on the property. I am not sue what rate of CGI would be applicable.

If the income is derived in France, the French taxman will want you to pay him!
