I think it depends on what you want you to achieve - short term capital appreciation, positive cash flow or an investment that over time will pay the mortgage off for you.
However, regardless of what your objective is; what is true, perhaps, more now than ever is that you will make your money when you buy your property and so you need to conduct your due diligence exhaustively, and only commit when finding a good deal. If you ensure you do this then the vagaries of the markets will have less impact and you are stacking the deck in your favour.
