Hi everyone.
I am looking to buy a residential unit (preferably a 2 bedroom house) in a gated estate complex. However, I am in a bit of a predicament regarding positive cash flow opportunities from this purchase. I have attached below my cash flow analysis below. As you can see, due to the high mortgage payments and estate levies, I will make losses every month. The rental income will not cover the majority of costs for the next 5 years. What would you advise, do you think holding a property just for capital growth is a good idea? Should a good property investment not begin offering positive rental returns in year 1?
