Any idea on how flooring could be an investment?

A friend told me that if I can replace my house flooring before selling, it would be an investment. Any idea how they are related?!

Your friend might have meant that the price of the house could be higher if the floors were new - this might be the case if the flooring of your house is old and/or not in good condition.
